Designing a kitchen or bathroom can feel overwhelming, especially when you’re trying to understand layout, compare finishes, and visualize how everything will come together.
This service gives you a clear plan before you begin, so you can move forward with confidence and share a well-defined direction with your contractor or cabinet maker.
This is a streamlined service for homeowners who want professional guidance and realistic visuals without full-service design.
THE PROCESS
The rendering process is structured in three phases.
PHASE 1 - CONCEPTION
We begin with a discovery call to understand your space, your goals, and how you want the space to function. From there, you’ll provide dimensions, photos, inspiration images, and any selections you’ve already made.

I review everything and begin developing the layout and overall design direction.



PHASE 2 - DESIGN DEVELOPMENT & RENDERINGS
Using the information you provide, I create a detailed floor plan and photorealistic renderings that show how your space will look and function.

You’ll receive access to your client portal where you can review the design and leave comments directly on each image. One round of revisions is included to refine the layout and ensure everything aligns with your goals.
PHASE 3 - FINAL PLANS & CONTRACTOR READY DIMENSIONS
Once revisions are complete, you’ll receive finalized layouts and dimensioned drawings to share with your contractor or cabinet maker.

These drawings provide a clear starting point for pricing and planning. All final measurements should be verified by your contractor before construction begins.

FREQUENTLY ASKED QUESTIONS
What do I need to provide before you begin the renderings?
You can share drawings from your contractor or architect, hand drawn dimensions, or measurements taken through an app like Canva. I provide a Welcome Guide that walks you through how to measure your space correctly, so you feel confident before sending anything over.
How accurate are the measurements in the final drawings?
Your renderings and layouts are based on the dimensions you provide. All final measurements must be verified by your contractor before construction begins.
How long does the rendering process take?
You will receive your initial layout, elevations, and renderings within 2 to 3 weeks after I receive your dimensions, inspirational images, and any selections you want included.
Do you help with choosing finishes or materials?
Yes, in a limited way. I choose paint colors within the renderings based on our conversation and the inspiration you provide. This keeps your drawings clear and consistent, even if you haven’t finalized every selection yet. For more in-depth sourcing and selection help, you would need my full service design.
How many revisions are included?
One round of revisions is included. If you would like additional changes or additional renderings, you are welcome to add them at my hourly rate.
Will you work directly with my contractor or cabinet maker?
No. This service is designed to give you everything you need to bring to your contractor, kitchen showroom, or cabinet maker. You will share the drawings and renderings with them during bidding and planning.
Will the final space look exactly like the renderings?
Renderings are meant to help you understand the layout and overall plan so you can move forward with confidence before making decisions.
What if I have not chosen lighting, tile, or fixtures yet?
That’s completely fine. I will use general or placeholder finishes in your renderings so you can still see a clear visual of the space and move forward with confidence. This helps you move forward with confidence, even if every detail is not finalized yet.
Do you offer renderings for other rooms besides kitchens and bathrooms?
This service is currently focused on kitchens and bathrooms, one room at a time.
Are on-site visits included?
No. This is a virtual service. If you are local to Lancaster, PA and prefer an in-person, full service approach, please visit my Full Service Design page for a more comprehensive experience.
Do you help select a cabinet maker or appliances?
You will be responsible for choosing your cabinet maker and appliance supplier. I recommend visiting a dedicated appliance showroom rather than a big box store so you can compare features, ask questions, and see higher quality options. For cabinetry, look for a local custom shop or well-reviewed kitchen showroom that can provide detailed quotes from my drawings.
What happens if my contractor has questions about the drawings?
You will share the drawings directly with your contractor or cabinet maker. Most will simply verify measurements and move forward. I’m happy to answer clarification questions as needed, but I do not provide ongoing coordination or construction support as part of this service.
How do I receive my final files?
Your renderings will be available in your client portal. Once the design is finalized, I will email your layout and elevations as PDFs so they are easy to review, print, and share with your contractor during planning and pricing.
